Foremost Locations has both residential and commercial properties.  

Please select the appropriate application for your location!  


RENTAL SCREENING CRITERIA 


 

FOR RESIDENTIAL: 

To apply, everyone over the age of 18 who will be living in the location must complete an application. There is nonrefundable $65 application fee per applicant.  All occupants must be on the lease.


Once your application is accepted by the Landlord, a lease will be provided to you to review.  To secure the home/apartment, we require payment of 1st month's rent.  1st month's rent is nonrefundable.


Prior to move in, last month's rent and a security deposit equivalent to one month's rent are due.  along with the monthly water fee and any parking/pet fee should it apply.

Pet policy depends on the property, dogs are not allowed at all properties.  Cat fee is $400 and Dog fee is $750 on time, nonrefundable.

APARTMENT & TOWN HOME APPLICATION

FOR COMMERICAL:


To apply we require a complete application form and an application fee of $100.00  Once your application is accepted by the Landlord, you will be provided a lease for review.  To secure the space, we ask you to pay 1st month's rent.  1st month's rent is nonrefundable.

Prior to move in, last month's rent, a security deposit equivalent to one month's rent, and the U&O TAX/CAM fees are due.  All commercial spaces are rented in “as is” condition.
 

Base rent and Other Monthly Charges are due and payable on the first day of each month in advance. In accordance with Pennsylvania law, and the ethical beliefs of Foremost 525 L.P., no rental applicants will be denied because of race, color, religion, national origin, sex or sexual orientation, age (with the exception of minors), marital status, members of the military, veterans, handicapped or disabled individuals. This rental application allows Foremost 525 L.P. to verify all information provided by the applicant and gives Foremost 525 L.P. consent to obtain a consumer credit report relating to the applicant. The signature(s) represents that all information stated on this application is true. If any statement herein is made not true, Foremost 525 L.P. reserves the right to terminate any current or future lease with the applicant.

OFFICE & RETAIL APPLICATION

Rental Housing Screening Criteria

Applicant(s) will be screened based upon the following Rental Screening Criteria:

  • Applicant demonstrates income equal to is 3x the monthly rent as verified by pay stubs or tax returns
  • Applicant will not be burdened with rent payments as seen by their monthly debt to      income ratio
  • Applicant has demonstrated financial responsibility as seen on a credit report
  • Applicant does not have any delinquent debts or collections
  • Copy of a valid photo ID is required
  • No prior evictions, with the exception of:

  1. any eviction proceeding pursuant to Pennsylvania law or other equivalents in other states, that did not result in a judgment in favor of the plaintiff; or
  2. any sealed record of an eviction proceeding; or
    any eviction judgment against the applicant that has been vacated or marked satisfied pursuant to Pennsylvania law; or
  3. any eviction case filed, or eviction judgment that was entered, 4 or more years before the application to rent was submitted;
  4. an eviction proceeding brought against the applicant during the Covid-19 emergency period, other than an eviction based on violent or dangerous criminal activity that resulted in a judgment against the tenant; or
  5. any eviction proceeding where a judgment by agreement is currently in place, or where the judgment by agreement has been marked satisfied or vacated or is otherwise resolved.

  • Applicant does not have any criminal convictions for crimes considered harmful to      people or property
  • Applicant has a history of paying rent on time
  • Applicant does not have a history of noise complaints
  • Applicant does not have a history of lease violations
  • Applicant does not falsify any application information
  • The Applicant was refunded the full security deposit by previous Landlord(s)
  • The Applicant reported maintenance issues immediately to previous Landlord(s)
  • Positive rental reference from prior Landlord(s)


Bill No. 210329 amends Section 9-1108 of the Philadelphia Code titled “Fair Practices Ordinance: Protections Against Unlawful Discrimination.”


Section 9-1108(3) requires landlords to provide a uniform written rental screening criteria before accepting applications for rental housing.
